It is fundamental to review the title status, legal situation and verify is free and clear from any encumbrances. Other than ownership, meaning, whose name shows in the records, in order to transfer and acquire title, title must be clear, or encumbrances disclosed.

The government agency we go to verify the above, is the Public Registry of property and commerce. Either we can conduct a personal visit and verification with no record, or we can ask of the official certificate to show whether it has or does not have encumbrances (mortgage guarantee, liens, lawsuits, etc).
